EBM landlord insurance has been around since 1991 and these days provides cover to over 160,000 properties across Australia. It has offices in New South Wales, Victoria, Queensland and Western Australia. It offers three types of landlord and rental insurance: Householders Rental, RentCover ShortTerm and TenantCover.

What is EBM landlord insurance?
EBM offers two levels of this type of policy: RentCover Ultra and RentCover Platinum. The former is suited to landlords with apartments and units, the latter is tailored to standalone homes and townhouses. They can both cover you for tenant damage to contents and the building. RentCover Ultra doesn't cover you for damage to the building for other insured events though.
This is an alternative to EBM RentCover that doesn't cover you for tenant-related damage and loss. It provides landlords with cover for legal liability and insured events including storms, fires and floods. It can cover contents (the belongings inside your rental property) and the building itself.
RentCover ShortTerm is tailored to landlords who are renting out for less than six months at a time, for example if you have a holiday home you're renting out on Airbnb. RentCover ShortTerm can cover both the home and the contents inside it if a storm, fire, theft or other insured event damages or destroys your property and the items inside it.
TenantCover is designed for tenants who want to protect their belongings kept at the place they are renting. This can include furniture, electronics, kitchen utensils and more. If an insured event like a fire or theft occurs, you'll be covered for up to $25,000.

EBM's excess options
Like any insurance policy, an EBM landlord insurance policy comes with a few excesses you need to be aware of. An excess is the amount you need to contribute whenever you make a claim. The following excesses apply:
- Malicious damage by tenants – $400
- Theft by tenants – $400
- Accidental damage – $400
- Insured events – $200
- Earthquake or tsunami – $250
- Cyclone – $500
How to make an EBM landlord insurance claim
To make an EBM landlord insurance claim, follow these steps:
- Contact the EBM RentCover claims team to let them know what's happened. They can help you with the next steps to take.
- Take notes and pictures of what happened. This is so that they can see and understand exactly what's happened. Note down the brand, model and serial number of the damage items if possible.
- Stay safe and prevent further damage. Try and stop further damage from occurring, but only if it's safe to do so.
- You may need to get quotes for repairs. EBM will let you know if you need to do this. A repairer may also need to fill out a report of the damage.
- Keep your receipts. So you can get reimbursed for the expenses.
- Submit a claim. You can download a claim form from EBM's website or use its online claims portal to submit your claim. You should hear back within a day.
How to get an EBM landlord insurance discount
There's no EBM landlord insurance discount at the time of writing, but that doesn't mean you can't save with an EBM policy. Here are a few tips that could help you cut costs.
- Airbnb insurance. EBM is one of the few providers to offer short-term rental cover that's suited to people renting out their property or holiday home on sites like Airbnb. Since most traditional landlord insurance policies won't cover you for Airbnb, it's an affordable way to ensure your property has the protection it needs.
- Cover for apartments, villas and units. If you own an apartment, villa or unit (e.g. a strata titled property), you probably don't need to be paying for building insurance as that's covered by the body corporate. With RentCover Ultra, you're not paying for loss of rent and legal liability.
